The views from the 467 acre “Ranch” include three
of Hawaii’s great treasures: the deep blue Pacific
Ocean, majestic snow-capped Mauna Kea, and the green, folded cliffs
of Waipio Valley -- “Valley of the Kings,” considered
by many to be “the most beautiful place on earth.” The
Ranch provides a panoramic setting of breathtaking terrain and
vistas from its valley rims to verdant fields. This lush
land is home to old growth ohia and mature eucalyptus trees. It
is bordered by the Kohala Forest, a state forest preserve, the
Waipio Valley, as well as Hawaiian homeland property and private
ranches. The year-round Lalakea stream flowing out of the
preserve throughout the property contributes to an abundant array
of plants, grasses, and flowers. The Ranch lies at an elevation
of 2,300 feet, with an average temperature of 78 degrees and receives
70 inches+ of rainfall per year.
Positioned at the end of the road beyond the gated, multi-million
dollar Waikoekoe sub-division, the Ranch holds what is missing
from other property for sale in the area: Waipio Valley rim
lots -- with waterfalls cascading the cliff walls and a year-round
running stream traversing the property. There
are many potential building sites on the Ranch, ensuring uninterrupted,
breathtaking views, privacy, and quiet.

Neighboring Areas
The Ranch lies within minutes of the rolling fairways and perfect
greens of the Waimea Country Club, the town of Waimea with its
world class dining, and the local tourist town of Honokaa, the
gateway to the Waipio Valley. Neighboring Parker Ranch offers
expansive open space, grazing, and miles of trails for horseback
riding and hiking. One of the finest beaches on the Big Island,
Hapuna Beach, is just a 40-minute drive away.

The town of Waimea is less than a 15-minute drive and features
two shopping centers, state of the art hospital facility, award
winning restaurants, shops, galleries, concert hall, playhouse,
and excellent schools. Further down Highway 19 are the white
sandy beaches of Hapuna, luxury “gold coast” resorts,
and world class golf courses. Additionally, other beaches,
including Kauna’oa, Keawehala, and the port of Kawaihae,
are within a few-minutes drive.
Market
The State of Hawaii consistently is ranked as one of the most
desirable places to live in the United States. The Big Island
is considered to be the last “undiscovered Island in Hawaii.” Prices
for Big Island land historically have been significantly less than
that of Maui, Kauai, and Oahu; however, Big Island land prices
have risen, and continue to rise. The high prices have been
supported by many buyers who have sold homes on the mainland, have
cash on hand, and do not need employment. The town of Waimea
is in an area on the Big Island that is also rapidly being discovered. The
Ranch is located about five miles outside of the town of Waimea.
